HEY ROB, well, you made my day!  as for ABS new folks, i have not seen one.  All we get to see here at Empress are the oldies, Darrin and George, which, i will be nice, are just not you, and not even close. The only way they would ever be like you, is for you to get them on the right track, there is nothing that can be done with the oldies!Wink

That’s a lot of great news in one posting—the stairs, the nails, and the house renter/purchasers!  I remember how good that relief on the mortgage feels.  Enjoy every bit of it, and have a wonderful anniversary.
